For investors, home buyers, sellers & agents
Line-item repair scopes and cost estimates from a North Carolina licensed general contractor, built from your photos, video walkthrough or home inspection report. Back in 24 to 48 hours.
Contractors won't walk a house you don't own yet. Rehab calculators don't know that a sagging floor at the back door usually means a rotten sill, or that a 1970s panel can turn a cosmetic flip into a rewire.
I spent years writing scopes for iBuyers and investment groups. Every scope I write is broken out room by room and trade by trade, includes the red flags to check before you close, and gives a budget range you can stand behind.
How it works
Listing or agent photos, a phone walkthrough video, an inspection report, or all three, plus the address and your exit plan (flip, rental or wholesale).
Room by room and trade by trade, I note what's needed to reach your finish level, what's likely hiding behind the photos, and what to verify on site.
A PDF scope and budget you can run your numbers on, send to your lender, or hand to contractors so every bid prices the same work.
Investor pricing
For deciding whether to make an offer
For underwriting, lenders and contractor bids
For when the contractor bids come in
Larger homes and multifamily (up to 4 units): quoted per property. Ordering every month? Ask about a 5-scope pack. Nothing is charged up front: I review your files first, then send an invoice with your confirmed turnaround.
Buyers, sellers & agents
Upload the report and I'll put a repair cost range on each item, so you can negotiate during due diligence with real numbers, not guesses.
Know which items are a $200 fix and which are a $9,000 problem before you send your repair request or ask for a credit.
Got the buyer's repair list? Counter with a licensed GC's numbers. Or get ahead of it with a pre-listing scope before you go to market.
Send reports straight to me. Your client gets estimates within 24 hours, well inside the due diligence window, and you keep the deal moving.
Remote, from your home inspection report
When the photos and report aren't enough
Nothing is charged up front: I review your report first, then send an invoice with your confirmed turnaround. Every estimate stands on its own, and you're free to use any contractor you like for the repairs.
Who writes your scope
I've spent more than 15 years in residential renovation. At Zillow Offers I scoped homes from photos and walkthroughs every day, and at a Raleigh investment group I managed 15 to 20 renovations at a time. Since 2023 I've held a North Carolina residential general contractor license and run my own jobs from estimate to final inspection.
That means your scope comes from someone who has priced the work, hired the subs and found out what was behind the drywall.
Send the address and your photos or report. I'll confirm turnaround the same day.
Remote scopes and repair estimates are planning estimates based on the photos, video and reports provided. They are not a contractor bid, a home inspection or an appraisal. Items marked for further evaluation should be confirmed by the appropriate trade or engineer. Remote services for properties in North Carolina and Virginia; site visits in the Raleigh–Durham area.
